Branscombe House
Access Statement
Introduction
Our home is set to the Noth-west of the peaceful coastal village of
Branscombe and offers three guest rooms. We are located on a quiet lane with 3
other houses nearby. Branscombe House was originally two cottages built just
over a hundred years old and whilst we aim to meet the needs of all our guests
there are some period features which might make access difficult for people
with limited mobility.
Whilst rooms are generous they are not suitable for wheelchair users.
All bedrooms are on the first floor.
Pre-Arrival
1. Our location is not ideally
suited to those travelling without a car.
2. The nearest shop (the local
Post Office) is approximately 1 mile away.

Local buses stop neaby. These serve Beer, Seaton and
Sidmouth with 5 buses a day in each direction Monday - Friday. There is a
reduced service on Saturdays and no service on Sundays or in the evenings.
Buses to Exeter and Lyme Regis (and beyond to Weymouth and Bridport) stop about
a mile away on the A3052.

The nearest railway station is Honiton which is
approximately 7 miles away. Taxis are usually available at the station but we
can book one for you in advance if required.

We have 2 cats and regret that we are therefore unable
to accommodate dogs.

We do not accept children under the age of fourteen.

Brochures and menus can be provided in large print if
required. We regret we do not have facilites to prepare documents in braille.

We ask for a deposit of £50.00 per room to confirm the
booking. This should be a cheque. We do not accept credit or debit cards.
Arrival and Car Parking
1. Please advise us of your anticipated
arrival time so that we can be sure we are here to welcome you.
2. To ensure your accommodation is ready we
ask that guests do not normally arrive before 3.00pm.
Earlier arrival may, however, be possible by arrangement.
3. There is off street parking on a level
area in front of the main door. We ask guests to park in a way that will accomodate other guests.
Vehicles are left entirely at owners risk.
4. We are happy to offer assistance with
luggage.
Main Entrance
1. There is a step of approximately 6
inches up to the front door and further step of 4 inches to clear the
threshold.
2. The front door is normally open but
please use the door bell to let us know you are here. We do not issue front
door keys.
Guest Accommodation – Public Areas

Wi-fi is available at no extra cost.

The hallway leads into a guest sitting room and into
the dinning room. These rooms are carpeted and have rugs.

The conservatory leads off the dinning room. Access to
the garden is from this room.

There are 12 stairs to the first floor; there is a
hand rail on one side of these stairs. The stairs are carpeted.

There is a downstairs toilet that is available to
guests during the day / evening.

We have three guest bedrooms which are all on the
first floor (please see section “Bedrooms” for more information).

The house is centrally heated throughout with radiator
thermostats in each room.
Lounge and Dining Room
1
Guests are welcome to use the sitting room and
conservatory at any time.

The sitting room is carpeted and has a wood burning
stove for use during cold weather.

A selection of local information, maps and
magazines is available.

Breakfast and dinner are served in the dining room.
Guests usually share the large table. The conservatory and small dinning room
is available if you wish to dine seperately - please arrange beforehand.

We are not
licensed for the sale of alcohol. Guests should bring their own. We will
chill drinks as necessary.
Bedrooms
1
All bedrooms are on the first floor and are carpeted
throughout.

All bathrooms have wood floors.

Bottled water is provided. Tea and coffee facilities
are available on request.

A hair dryer, radio and televisions are provided in
each room.

Our beds are normally made with natural duvets and
pillows. Synthetic duvets and pillows are available - please arrange
beforehand.

There is a folder in each bedroom which contains
further information.

There is a wardrobe and dressing table in each room.

We provide shower/ bath gel, hand soap, shampoo,
make-up pads

Our bedrooms all have a sofa and/or soft seating.

We cannot accomodate extra beds in any of the
bedrooms.
Half tester room
1
This room is at the top of the stairs on the left.

The bed is 5 ft wide with access form both sides.

This room has a sofa.

The ensuite bathroom has a bath with hand grips and a
shower attachment for hair washing. It does not have a shower facility.
Four poster room
1
This Bedroom is
at the end of the corridor to the right at the top of the stairs.
2
There is access to the balcony from the corridor.
3
This room has a 5ft four poster bed.

There is a sofa and arm chair.
Twin bedded room
1. This room is straight
ahead at the top of the stairs.
2. This rooms has 2 3ft
single beds with access from one side only. They can be made into a 6ft bed by prior arrangement.
3. The bathroom to the room
is adjacent and has a bath with shower facility over.
4. This bedroom has its own
sitting room. There is a sofa and a variety of seating and a television in this room.
Gardens
1
We have a small walled garden with flower beds.

Guests are very welcome to enjoy our garden at all
times.

Access to the garden is via a door in the
conservatory.

There is a small step into the garden with 2 further
steps up to the main paved area.

Gardens chairs are available for guests.
Additional Information
1. Our living accomodation is on the second floor.
2. There is a fire extinguisher
in the kitchen and another at the top of the stairs.
3. All rooms are fitted with smoke detectors. Please advise us if you have a hearing impairment and might not hear this.

The building will be evacuated via the front door.Other
means of exit are via the conservatory or the door to the balcony. In an
emergency there is also an exit via the kitchen.

We do not permit smoking in the house but you may
smoke in our garden. Please request an ash tray.

We are happy to cater for special diets or any
particular likes or dislikes. Please advise us of these before your arrival.

We are happy to refrigerate any medication. We can
also keep any perishables in one of our fridges.
7
Mobile phone reception in the area is reasonable but
in some of the surrounding area there is no signal.
